PORTMAN HEATING

IMPORTANT TERMS, ASSUMPTIONS & CONDITIONS

1. Standard Inclusions

Unless otherwise stated, our heating quotations include:

  • Supply and installation of the heating equipment as specified
  • Removal and disposal of replaced equipment is included
  • Standard connection to existing services where suitable
  • Commissioning of equipment in accordance with manufacturer requirements
  • Registration of manufacturer warranties, where applicable
  • Basic demonstration of system operation and controls
  • Removal and disposal of installation waste generated by our works

Not Included as Standard

Unless specified or selected, the following are excluded:

  • Powerflushing
  • System conversions
  • Boiler relocations
  • Gas pipe upgrades
  • Vertical flues
  • Electrical upgrades
  • Unvented cylinder upgrades
  • Scaffolding or specialist access equipment
  • Builder’s works or decorative making good
  • Core drilling beyond standard installations

2. General

All prices shown are estimates only and are subject to a site survey.

Final pricing may change following inspection of:

  • Property condition
  • Access requirements
  • Flue requirements
  • Gas supply
  • Electrical supply
  • Pipework requirements
  • Drainage requirements
  • System condition
  • Compliance with current regulations

3. Standard Installation Assumptions

Prices are based on a standard installation, defined as:

  • Standard working hours
  • Reasonable access to the installation location
  • The existing gas supply is suitable and compliant
  • The existing electrical supply is suitable and compliant
  • Standard horizontal flue installation (unless otherwise specified)
  • The existing heating system is suitable for connection
  • No unforeseen structural, compliance or system issues

Any deviation from a standard installation may result in additional costs following a site survey.

4. Works Not Included as Standard

The following works are chargeable if required:

  • Gas pipe upgrades
  • Boiler relocations
  • Vertical flues
  • System conversions
  • Powerflushing
  • Chemical system cleaning
  • Unvented cylinder works
  • Consumer unit upgrades
  • Electrical upgrades
  • New electrical circuits
  • Scaffolding
  • Specialist access equipment
  • Builder’s works
  • Decorative making good
  • Asbestos removal
  • Structural alterations

5. Access, Parking & Travel Costs

Our quotations generally allow for standard travel costs, including parking, congestion and ULEZ charges where reasonably anticipated at the time of quotation.

However, Portman UK reserves the right to apply additional charges where unforeseen or excessive costs arise, including:

  • Exceptional parking charges
  • Additional congestion or toll charges
  • Permit costs
  • Specialist access permits
  • Road closures
  • Restricted access requirements
  • Traffic management requirements

Any such costs will be identified and confirmed following the site survey.

6. Making Good & Decorative Works

Optional / Chargeable

The following are not included as standard but may be provided as additional works:

  • Plastering
  • Painting and decorating
  • Tiling
  • Joinery
  • Boxing-in pipework
  • Flooring repairs

Pipe penetrations will be sealed for weatherproofing and safety purposes only unless additional making-good works are agreed.

7. Access & Working Conditions

The following are excluded unless specifically stated:

  • Scaffolding
  • Cherry pickers
  • Cranes
  • Specialist lifting equipment
  • Traffic management
  • Road closures
  • Unsafe or restricted working conditions
  • Excessive working at height beyond standard ladder access

Where specialist access is required, this will be assessed and quoted separately following the site survey.

8. Gas, Flue & Electrical Works

Included

Standard gas, flue and electrical connection where existing services are suitable.

Chargeable if Required

  • Gas pipe upgrades
  • Vertical flue systems
  • Consumer unit upgrades
  • Electrical upgrades
  • New electrical circuits
  • RCBO upgrades

Any required upgrades will be identified and quoted following the site survey.

9. Existing Systems & Water Quality

Existing systems may contain:

  • Sludge
  • Corrosion
  • Scale
  • Blockages
  • Leaks
  • Poor circulation
  • Design faults
  • Hidden defects

Additional remedial works may be required following inspection, draining, testing or commissioning.

The Company cannot guarantee the condition of existing pipework, radiators, valves, cylinders, pumps, controls or other system components not replaced as part of the works.

10. Warranty & Servicing

  • 12-month labour warranty on workmanship carried out by us unless otherwise stated.
  • Manufacturer warranties apply, subject to manufacturer requirements.
  • Manufacturer warranties may require routine servicing and maintenance.

Exclusions

This does not cover faults arising from:

  • Existing system components have not been replaced
  • Misuse or lack of maintenance
  • Third-party interference
  • Power supply issues
  • Poor water quality
  • Sludge, scale or corrosion
  • Pre-existing defects

11. Variations & Additional Works

Any works requested outside the agreed scope, or identified as necessary during installation or following a site survey, will be treated as a variation.
All variations will be discussed and agreed upon before work proceeds and may incur additional costs.

12. Delays Outside Our Control

We shall not be liable for delays caused by factors beyond our reasonable control, including:

  • Manufacturer or supplier delays
  • Weather conditions
  • Third-party contractors
  • Restricted site access
  • Utility supplier delays

Installation dates may be adjusted accordingly.

13. Client Responsibilities

The client is responsible for ensuring:

  • Suitable access is available
  • Required permissions have been obtained
  • Appropriate working conditions are maintained

Personal belongings within the work area should be removed or adequately protected before commencement.

14. Payment Terms

  • Full payment is due upon completion of works unless otherwise agreed in writing.
  • Payment is to be made by bank transfer unless otherwise agreed.

15. Cancellation or Postponement

Cancellations or postponements with less than 24 hours’ notice may be subject to reasonable charges covering:

  • Labour
  • Materials
  • Allocated time
  • Specialist equipment bookings

16. Right to Amend or Decline Works

We reserve the right to amend pricing or decline work if an installation is deemed unsafe, non-compliant, structurally unsuitable, or not economically viable following a site survey.
